General Questions

  • We offer a Limited Workmanship Warranty. That means that all work will be completed in a substantial workmanlike manner according to standard practices. J & S is not liable for repair conditions caused by misuse or abuse, winter conditions, accidents, or acts of God. The Limited Workmanship Warranty expires one year from the date of completion of the project.

  • When we perform site preparation for a new home, the builder typically handles the permitting process. However, if you are managing the project yourself, you—the property owner—are responsible for obtaining any required permits, unless your estimate from us specifically states that permit acquisition is included.

    For new septic system installations, the licensed plumber we partner with will obtain the necessary permit on your behalf.

    If you’re unsure whether your project requires a permit or who is responsible for securing it, feel free to contact us—we’re happy to clarify based on your specific scope of work.

  • Sorry, unfortunately we can no longer offer landscaping services for existing homes. We have made a commitment to various builders to do landscaping on new homes and are unable to accommodate any additional landscape work.

Concrete Questions

  • If you had a concrete driveway or garage floor poured recently, it is safe to drive on after one week (7 full days). Do not park vehicles or equipment on top of slabs that exceed the weight of a normal vehicle (4,000 pounds), unless approved by concrete contractor.

  • No, salt is not actually safe for concrete even if the product says it is. Salt use can damage your concrete. We recommend keeping your sidewalk cleared from snow or use plain sand or other grit material that does not contain any salt or chemicals.

  • We recommend sealing your exterior concrete every two to three years. Please note that the type of sealer you should use depends on whether you have regular or decorative concrete.

  • Random cracking of exterior concrete will occur and is to be expected at any point during its lifetime. Concrete is going to crack, that is the nature of concrete.

  • Concrete is going to flake or pop. Spalling, scaling, pitting, and popping is to be expected in extreme weather regions. Wisconsin & Minnesota are classified as a Severe Weather Region for concrete. All flaking and popping that covers less than 20% of the surface of the slab is considered normal in the concrete construction industry.

  • No, we do not do any poured wall foundations.

Septic Questions

  • Proper maintenance consists of pumping out the septic tank typically every 3 years, or as needed, by a licensed septic tank pumper.

  • This is a common question if you are new to having a septic system. It’s normal to occasionally notice a weak smell near the septic tank, but overpowering bad smells may be cause for concern.

  • Improper use and maintenance of your septic system could result in a premature failure. Avoid allowing the following substances to enter your sanitary system: chemicals (like lye, acid, etc.), paper other than toilet paper, sanitary napkins/tampons, garbage from grinders, septic tank cleaners, grease, disposable diapers, cigarette butts, paint, fabrics, garbage, drain oil, and clear water from sump pumps.
